Stahl Construction Capabilities

Once you have made the decision to build, you will want to decide on the project delivery method that works best for you and your project. We offer four basic options:

 

Lump-sum General Contracting

Also called "hard bid", this is the traditional delivery method with which most owners are familiar. The owner hires an architect who prepares the plans and specifications. The project is bid among several general contractors, exactly as designed, and a contract is awarded to the lowest bidder. If the project is over budget, the entire process is repeated with a reduced work scope. While simple to administer, lump-sum general contracting ensures neither the best value nor the lowest price.

 

Utilizing the team approach, construction management, GMP general contracting and design / build afford opportunities to save both time and money, and realize increased value that lump-sum competitive bidding does not.

 

Construction Management

Used in the public sector. Engaged early on in the building process and with no vested financial stake in the project – in either its design or construction – we operate as the owner’s advocate, advising on all issues effecting quality, cost and schedule based solely on what’s best for the owner. As a result of making good choices, the owner realizes in the end a project of maximum value for the least cost.

 

GMP General Contracting

Used in the private sector. As with construction management, we are engaged early on in the process to represent the owner’s best interests; however, once construction starts we hold all trade contracts in our name, and guarantee cost and schedule. If the final cost is less than the guaranteed maximum price (GMP), the owner gets 100% of the savings; if the final cost exceeds the GMP, we pay the overage. It’s the best of both worlds.

 

Design / Build

If an owner wants to take advantage of phased construction and early guaranteed pricing, we partner with an architect and go the design / build route. When the designer and the contractor are members of the same team the lines of communication are short and direct, making the building process more efficient. And with only one contract the owner has a single source of responsibility...no finger pointing.

Specialty Projects

Maybe an owner needs some interior demolition work done, or has a messy tenant improvement, or a hotel PIP -- projects that just don't warrant hiring a general contractor.
