Project Manager

The overall responsibility of the Project Manager position is to effectively lead construction projects from initial concept through final completion, managing the contracts (clients and subcontractors) and budget so that Stahl, our clients and our subcontractors have an exceptional and profitable building experience.  Project Managers work in tandem and collaboratively with Field Superintendents, APMs, Project Engineers and Accounting to ensure projects are completed on schedule and on budget with attention to safety and quality and are accountable and responsible for achieving desired results.

Job Responsibilities:

Job Responsibilities as Project Manager include, but are not limited to:

  •  Preconstruction
    • Create cost estimates and budget break downs as needed.
    • Participate in pre-construction activities including site walk throughs, developing risk logs, and site
    • Participate in RFP responses, interviews, project pursuits.
    • Participate in hard bid process.
  • Contract Management
    • Review and understand drawings and contract documents, submissions, specifications, changes and document control.
    • Obtain local licenses, permits, certifications, and certificates of insurance to meet owner’s contract
    • Negotiate modifications with owners, architects and subcontractors through effective contract management and thorough knowledge of contract law.
  • Subcontractors
    • Solicitation and qualifying of subcontractor bids.
    • Coordination of plan distribution to ensure bid coverage.
    • Review and negotiation of work scopes, buyout and
    • Answering RFIs and monitoring progress.
    • Lead meetings for pre-construction, progress meetings during construction and scope-specific coordination meetings by and between trades.
    • Develop and maintain a strong and professional relationship with subcontractors.
  • Project/Budget Management
    • Lead project start up, contract award analysis, project system set up in Procore and ongoing reporting and use of Procore.
    • Responsible for budget and ultimate financial condition of
    • Report project risks to leadership team and engage legal to ensure contract enforcement.
    • Assist with material procurement and expediting deliveries, as needed.
    • Setting up and issuing documentation for pricing and change administration.
    • Review billing requirements, pay applications and invoices with accounting department, design professionals and clients or client’s lending institutions/title.
    • Utilization of Viewpoint software for coordination of accounting services.
    • Effectively lead meetings to ensure the company’s interests are protected while promoting relationship-based service to our clients and designers.
    • Lead project close-out efforts including final billings, warranties, close-out documentation and punch list completion.
    • Attend board meetings and other owner’s meetings (as applicable), update construction progress.

  • Undergraduate college degree in engineering or construction management and a minimum of 5 years related experience.
  • Experience with Microsoft Office, Microsoft Project, Procore, Viewpoint and other standard
  • BIM, Bluebeam and other leading industry program experience
  • Experience successfully working as part of a team.
  • Exceptional organizational and communications
  • Experience working on commercial construction projects.
