The essence of design / build contracting is that one firm assumes responsibility to the owner for both design and construction of the project. Incorporating the two functions into one contract produces efficiencies which tend to reduce costs, shorten schedules, and improve overall project value. Design / build is the "one-stop-shop" of the project delivery methods.

 

When the designer and the contractor are members of the same team design decisions cam be made quickly, even after construction has begun. Construction decisions can be made early in the design process, minimizing cost overruns and delays. The lines of communication between the owner and the design / builder are short and direct, making the building process more efficient. And with only one contract, the owner has a single source of responsibility...no finger pointing.

 

Other advantages of design / build include phased construction and early guaranteed pricing. Phased construction can produce substantial time and cost savings, and the avoidance of long-term uncertainties; early guaranteed pricing gives the owner a certain confidence about securing financing and making major decisions, and generally reduces his overall risk.

 

Design / build applies not only to entire projects, but also to portions of projects. It is common, for example, for a trade contractor to perform design / build on specialty work, or on mechanical or electrical work. The trade contractor knows his work better than anyone else, and can make his design most efficient and cost-effective. Once the design is approved by the architect and appropriate consultant, it becomes part of the contract documents and is incorporated into the overall project.

 

Stahl’s design / build program consists of two parts:

•  Part 1 -- Preliminary Design

•  Part 2 -- Final Design / Construction

 

Under Part 1 we work jointly with you to finalize the project requirements, after which we submit to you a "Proposal" including (a) completed preliminary design documents, (b) a guaranteed maximum price including a breakdown of costs and (c) a proposed schedule for completion of the project.

 

Preliminary design documents consist of preliminary drawings, outline specifications and other documents to fix and describe the size, quality and character of the entire project including building systems and materials and other elements of the project as may be appropriate.

 

If you accept the Proposal the Part 2 agreement is executed, requiring that we deliver to you the final design documents and build the project according to the schedule and for the guaranteed price stated in our Proposal.

 

The Part 2 agreement does not take effect unless you have accepted the Proposal developed in Part 1. If you do not accept the Proposa,l for whatever reason, the project is at an end.
