Stahl Construction provides owners - both public and private - with quality, competitively-priced Construction Management, General Contracting and Design / Build services. Below is a brief description of each of these project delivery methods.

Construction Management
Construction Management treats the project planning, design, bidding and construction phases as integrated tasks within the overall construction process. These tasks are assigned to a construction team consisting of the owner, the architect and the construction professional. The construction team works together from project inception through project completion with the common objective of best serving the owner’s interests. The team makes recommendations on numerous issues related to construction quality, cost and schedule so that in the end the owner realizes a project of maximum value in the most economical time frame.

Another advantage of Construction Management is that it lends itself to phased construction, or fast-tracking. The term fast-tracking simply means that the design and construction phases overlap. This technique can produce substantial time and cost savings, increased flexibility and the avoidance of long-term uncertainties.

General Contracting
Unlike Construction Management and Design / Build, General Contracting excludes the construction professional from both the planning and the design phases of a project. Upon establishing the need for a new building, the owner hires an architect who designs the building and produces a complete set of construction documents. The project is then bid among several general contractors, and a fixed-price contract is awarded, usually to the low bidder. The architect generally maintains some responsibility for construction administration but manages no actual construction on the site.

General Contracting is particularly appropriate for the owner that has the in-house skills and expertise necessary to successfully manage all of the pre-construction and construction activities. While it is simple to administer and on the surface prudent economically, General Contracting is generally neither the fastest nor the most economical way of delivering a construction project.

Design / Build
Design / Build is based on the concept of integrating design and construction as one process within a single contract; it’s the “one-stop shop” of the project delivery methods. The rationale for Design / Build is that the bodies of expertise in design and construction are so closely related that it is inefficient to hire an architect and then wait until the design is complete to hire a general contractor. The integration of the two functions results in improvements in cost, time and construction technology. And with only one organization, the client has a centralized knowledge of both design and construction, plus a single source of responsibility.
