This innovative addition to an existing 1920 building included office and performance space as well as a link to the existing building. Construction occurred on a very tight site in a residential area with no staging area for materials. In addition, the existing building remained occupied with tenants during construction and there was a child care facility across the street.

Due to the building being occupied throughout construction, Stahl approached the site logistics very proactively by clearly defining and separating occupied spaces from construction spaces. Stahl built a temporary ADA ramp to allow entrances and exits to be safely maintained during all phases of construction. On time delivery was enforced for all contractors to help control the limited space on site.

Stahl played an active role by holding two separate community outreach events where the project schedule and disruption avoidance planning was communicated. Stahl planned and coordinated utility tie-ins weeks before the work was to proceed and successfully made all connections without any unplanned outages. Phasing of steel and pre-cast was uniquely challenging with having access constrained to a single location especially when it involved craning of materials. Vibration and noise monitoring were implemented to ensure the project was in compliance with all local ordinances.
