This project was constructed in two phases. Phase One included a 2-story office addition and Phase Two included renovation of an existing 3-story office building. The existing building remained occupied during Phase One construction.

The building location sits across the street from the state fairgrounds which required construction material deliveries to be strategically planned not to interfere with fair activities.

The existing building structure had significant height constraints on the second floor which required ongoing problem solving to route mechanical, electrical, and accommodate code requirements as well as architectural finishes. Identifying early procurement risks allowed us to issue an early notice to proceed to the precast contractor to expedite the ordering of the custom concrete liners from Europe.

Planning and coordinating around the State Fair was critical to allow work to progress and while closing off access to the site during specific Fair days. Structural details were in constant review for the new openings that were made in the existing building floors and walls.
